
Eastleigh River Side is an area of approximately 150 hectares of land located to the northern side of Bishopstoke Road, which sits to the east of Eastleigh town centre. To the east is the River Itchen, which is of European importance in terms of nature conservation, while to the south lies Southampton International Airport.
This area has been identified by PUSH as a strategic employment zone, an area that has the potential to contribute significantly to the sustainable economic growth of the sub-region of South Hampshire. The regeneration of the area aims at offering a high quality mixed-use environment, providing a range of employment opportunities. Maximising the benefits of this site is critical to PUSH's economic development strategy.
At present the site comprises of a range of land uses including employment, some residential, rail sidings, Eastleigh train station, Southampton Airport, a sewage works and pasture. Large areas of the site require major modernisation with significant investment in infrastructure to enable the vision for the area to be realised.

Solent Business Park (SBP) was instigated by and is managed by Goodman (formerly Arlington) that has successfully attracted occupiers such as Zurich Insurance, National Air Traffic Services, Northrop Grumman and Meridian Television, among many others. The early phases of Solent Business Park have accommodated approx. 2.36 million sq metres of floor-space and the business park continues to offer a range of development options. The site is accessed from Junction 9 of the M27 motorway, which is central within the Portsmouth-Southampton corridor and 10 miles from Southampton International Airport.
